A ranked look at five South Florida condominium buildings where family-sized living means real square footage, multiple bedrooms, and layouts that can support full-time, multigenerational use.
In South Florida’s upper condominium tier, the phrase family-sized is often used loosely. In practice, it should describe a residence with enough square footage to accommodate daily life with ease: at least 3,000 square feet, no fewer than three bedrooms, and ideally the supporting elements that make long-term occupancy feel seamless rather than improvised. In this market, that often also means four or more bathrooms, meaningful private outdoor space, and a layout that can separate children, guests, or live-in staff without compromising the public rooms.
The distinction between a large apartment and a true family residence comes down to planning. Buyers seeking permanence tend to prioritize full-width living areas, bedroom separation, flexible dens, private elevator access, and the ability to host grandparents or a nanny without turning the home into a series of compromises. Once a floor plan crosses 5,000 square feet, the conversation often shifts from spacious to multigenerational, with guest or staff wings becoming a meaningful differentiator.
For context, large luxury condominium residences in South Florida commonly trade in a range that places 4,000-plus-square-foot homes in a starting band of several million dollars, often from roughly $4 million to $6 million and well beyond, depending on the building, view, and level of service. That is why the strongest large-format buildings are watched so closely in enclaves such as Brickell, Miami Beach, and Bal Harbour.
1. One Thousand Museum, Brickell, Miami
One Thousand Museum sits at the top of this list because it delivers the clearest answer to the brief. The tower is presented as a flagship Miami residence by Thom Mayne, and it is associated with some of the city’s largest condominium layouts, along with private-elevator access that reinforces privacy for full-time households.
Its penthouses are described at roughly 5,000 square feet on the lower end and can exceed 10,000 square feet in two-story configurations, with 4 to 6 bedrooms. For buyers seeking a true vertical estate rather than an oversized pied-à-terre, this remains the benchmark.
2. Arte by Antonio Citterio, Miami
Arte by Antonio Citterio ranks second because its homes combine generous dimensions with a planning language that feels especially adaptable. Residences are described at about 3,000 to 6,500 square feet, with configurations of up to four bedrooms, making the project relevant for both established families and buyers planning for changing household needs.
What distinguishes Arte is not only size, but the way that size is deployed. Open-plan interiors, floor-to-ceiling glazing, and modular layouts give the homes a quieter flexibility, allowing a family room, study, or guest accommodation to evolve over time without feeling secondary.
3. Brickell City Centre Residences, Brickell, Miami
Brickell City Centre Residences earns its place for range. In a district closely associated with Miami’s largest downtown condo floor plans, this mixed-use development offers residences spanning from about 1,200 square feet to more than 6,000 square feet, including three- and four-bedroom layouts.
For family buyers who want city energy rather than resort seclusion, that breadth matters. The project sits within a major urban complex, so the appeal is not only square footage but also the integration of daily convenience, which can be especially persuasive for households dividing time among school, work, and international travel.
4. Ritz-Carlton Residences, Miami Beach
Ritz-Carlton Residences, Miami Beach enters the ranking less for absolute size than for its blend of space and service. Residences are described at roughly 1,500 to more than 4,000 square feet, with two- to four-bedroom options, which means the larger homes can meet the family-sized threshold while preserving the advantages of a hospitality-led environment.
For many full-time owners, the value lies in operational ease. Housekeeping and concierge access can remove friction from daily life, and that matters for families who divide time between multiple residences or prefer a polished, lock-and-leave experience without giving up residential comfort.
5. Bal Harbour Residences at The St. Regis, Bal Harbour
Bal Harbour Residences at The St. Regis rounds out the list as the most overtly oceanfront, multigenerational proposition in the group. Homes are described in a wide size band of roughly 2,000 to more than 8,000 square feet, with three- to five-bedroom layouts and multi-suite planning that suits extended-family use.
At the top end, the penthouse expression is especially expansive, with features that include spaces such as a spa, wine cellar, and media room. For buyers who want beachfront stature with enough internal program to function almost like a private house in the sky, Bal Harbour remains one of the market’s most compelling settings.
Brickell deserves special attention because it is the clearest urban answer to the family-floor-plan question. Large-format residences here tend to pair downtown proximity with urban-resort amenities, giving buyers a version of family living that feels less suburban and more international in cadence. That is why the district claims two entries in the top three.
For readers comparing future-facing options nearby, 2200 Brickell, The Residences at 1428 Brickell, and Una Residences Brickell all reflect the broader Brickell appetite for substantial homes, privacy, and a more refined long-stay lifestyle. In this sense, Brickell functions as both neighborhood and product type: dense, polished, and increasingly calibrated for buyers who want volume without giving up the city.
Miami Beach and Bal Harbour approach the same buyer from another direction. Here, the premium is not only square footage but atmosphere: water orientation, a stronger hospitality sensibility, and a rhythm of living that feels more retreat-like. Family buyers in these enclaves often place greater emphasis on arrival experience, service continuity, and the psychological value of private outdoor space with open views.
That helps explain the appeal of projects that sit within this wider coastal context, including The Ritz-Carlton Residences® Miami Beach and Rivage Bal Harbour. In Surfside, Arte Surfside also belongs in the broader conversation around design-led, low-density luxury near the water, especially for buyers who favor architectural clarity over maximum tower density.
The smartest buyers in this category are not simply shopping for bedroom count. They are underwriting livability. First, look for separation between public entertaining spaces and private bedroom corridors. Second, pay close attention to whether outdoor terraces are usable rooms or merely visual punctuation. Third, examine service access, elevator privacy, and back-of-house circulation, especially if live-in help or frequent guests are part of the plan.
The most durable residences are usually the ones that preserve optionality. A fourth bedroom that can function as a study, a guest suite that offers genuine independence, or a secondary living area for teenagers can matter more over a decade than a headline-making kitchen finish. In South Florida’s ultra-prime segment, family buyers are effectively purchasing both square footage and adaptability.
