Miami’s 2025 luxury condo slate is defined by world‑class architecture, branded five‑star services, and privacy‑first design. From a 100‑story supertall in Downtown to an 18‑story sanctuary in Miami Beach, these five developments raise the bar on amenities, views, and bespoke living. Below, we profile Waldorf Astoria, St. Regis, Aston Martin, Aman, and Bentley—highlighting the design pedigrees, lifestyle programs, and timelines that matter for serious buyers comparing turnkey residences to pre‑construction opportunities across Downtown, Brickell, Miami Beach, and Sunny Isles.
Miami’s most anticipated condominiums in 2025 share a clear brief: architecture with presence, hospitality‑grade service without hotel traffic, and homes designed as private resorts in the sky. The five developments that follow are not ranked; each reflects a distinct idea of luxury for different buyer priorities across Downtown, Brickell, Miami-beach, and Sunny-isles. Collectively, they show how Miami has matured into a global design capital where branded residences, bayfront marinas, and privacy‑first amenities are table stakes for the top of the market. For orientation, we reference both delivered towers and those actively rising so you can calibrate timing, views, and lifestyle with precision.
Waldorf Astoria Residences Miami — the supertall statement
At Waldorf Astoria Residences Miami, a 100‑story silhouette of nine stacked glass cubes brings a true supertall to the Biscayne Bay skyline. Designed by Carlos Ott with Sieger Suarez Architects and residential interiors by BAMO, the tower’s composition is both sculptural and strategic, cantilevering to expand panoramic view corridors over water and city lights. Programmatically, the lower cubes are slated for a 205‑key Waldorf Astoria hotel, while the upper cubes comprise 387 private residences served by dedicated lobbies, sky amenities, and white‑glove services that echo the brand’s New York pedigree. Expect floor‑to‑ceiling glass, calibrated acoustics, and meticulously planned circulation that preserves privacy in a building of this scale. Timelines are essential in a supertall: construction is progressing floor by floor, with top‑out targeted ahead of anticipated completion in the later 2020s. For buyers who collect architecture, Waldorf Astoria Residences Downtown Miami is the definitive Miami icon — a vertical estate where hospitality heritage meets next‑generation engineering.
The St. Regis Residences, Miami — Brickell’s bayfront classicism, without a hotel
The St. Regis Residences, Miami in Brickell marries Robert A.M. Stern Architects’ timeless lines with Rockwell Group’s warm, bespoke interiors. Crucially, this is a residences‑only address — no hotel — which preserves an atmosphere of discretion while still delivering the brand’s signature services. Over 50,000 square feet of amenities emphasize ritual and refinement: a Tea Lounge and Cognac Room, holistic spa and Wright Fit‑caliber fitness, indoor lap pool, wine vault, media and billiards lounges, and thoughtfully separated children’s and teen suites. Outdoors, resort decks present bayfront and sunset pools, cabanas, and dining. Residences feature 11‑foot ceilings, floor‑to‑ceiling glazing, Italian cabinetry by Rockwell, and full Sub‑Zero and Wolf packages with wine storage and built‑in coffee systems. Select plans are true flow‑throughs with sunrise‑to‑sunset exposure and midnight bars in primary suites. The setting — the quieter, residential stretch of Brickell — yields easy access to top schools and neighborhood parks with immediate Biscayne Bay vistas. For clients who prioritize a gracious, residential cadence and service without transient traffic, St. Regis® Residences Brickell is Miami’s benchmark of classical elegance.
Aston Martin Residences — delivered design with a private marina
Rising at the mouth of the Miami River, Aston Martin Residences is now complete, a 66‑story, 817‑foot tower that translates the marque’s design language into glass and steel. The aerodynamic, sail‑like silhouette by Revuelta and BMA, realized with Aston Martin’s own design studio, continues inside with bespoke hardware, leather accents, and curated finish palettes. The 391 homes range from one‑bedroom pieds‑à‑terre to dramatic penthouses and duplexes, many with expansive curving terraces that read like open‑air rooms. A rare advantage downtown is the deep‑water marina with superyacht capacity, aligning perfectly with owners who boat between home and dinner. Sky amenities span multiple levels high in the tower — infinity pools, panoramic fitness, meditation and spa suites, an art gallery, cinemas, virtual sport rooms, lounges, and full butler and concierge services. For buyers who prefer to close now and move directly into a design‑forward tower with immediate Biscayne Bay access, Aston Martin Residences Downtown Miami delivers on brand provenance and daily ease in the heart of Downtown.
Aman Miami Beach Residences — a sanctuary of 22 homes
Aman’s arrival in Miami Beach is calibrated for connoisseurs of quiet luxury. The plan: a serene 18‑story tower of just 22 residences at 3425 Collins Avenue, paired with a meticulously restored historic Versailles Hotel housing an intimate Aman boutique hotel. Kengo Kuma’s first major U.S. architectural work brings a warm, textured language — latticed wood, stone, and organic profiles — that feels both crafted and coastal. Inside, the residences are expected to prioritize calm materiality and seamless indoor‑outdoor living, with many full‑floor or half‑floor layouts, wraparound terraces, and spa‑level baths. The lifestyle proposition is a private Aman Spa, discreet beach club service, and dining that favors culinary restraint over flash. Given the scale, privacy is absolute, and the location within the Faena District keeps cultural programming, art, and dining close yet comfortably at the periphery. With construction ascending and opening targeted in the later part of the decade, Aman offers a rare opportunity to secure a low‑density, high‑touch retreat on the Miami‑beach shoreline.
Bentley Residences — drive‑up living on the oceanfront
In Sunny Isles Beach, Bentley Residences translates the brand’s craftsmanship into a 62‑story, approximately 749‑foot oceanfront tower. Designed by Sieger Suarez Architects in collaboration with Bentley Motors, the cylindrical form employs diamond‑patterned glazing that riffs on the marque’s hallmark quilting. The signature innovation is the patented car‑elevator system that brings owners from the porte cochère to a private sky garage beside their residence — privacy, convenience, and pure theater in equal measure. Most plans extend into deep terraces outfitted as true outdoor rooms with private heated pools and summer kitchens. Interiors emphasize rich veneers, stone, and top‑tier European appliances, and select penthouses scale up garage capacity for collections. Amenity programming reads like a private club: whiskey and cigar lounges, cinema, spa and wellness levels, salon, pet spa, beachfront cabanas, and an oceanfront restaurant curated by a marquee chef. Construction financing and vertical progress are firmly in place, with completion targeted later this decade. For collectors who value the fusion of engineering, privacy, and oceanfront living, Bentley Residences Sunny Isles is a singular proposition on the sand.
Service ethos. If service culture is paramount, St. Regis® Residences Brickell and Waldorf Astoria deliver household‑name protocols — but with different rhythms. St. Regis is purely residential, which keeps amenities exclusive to owners and their guests. Waldorf Astoria layers five‑star hotel energy onto a private‑residential stack, which some buyers favor for dining and event options on demand. Aman is the outlier — a micro‑community of just 22 homes with spa‑centric serenity and ultra‑low density. Aston Martin and Bentley lean into brand craft and lifestyle features — the private marina and drive‑in sky garages — supported by full concierge programming.
Scale and privacy. Super‑scale equals spectacle at Waldorf Astoria, with sky amenities at dramatic heights and a skyline‑defining profile. For those who prefer fewer neighbors and longer, quieter sightlines, Aman’s 22 residences or St. Regis’s curated count in Brickell present compelling privacy. Bentley splits the difference — a substantial tower, yet floorplates that read as villas with private pools and garages. Aston Martin delivers a balanced downtown scale with a strong ratio of amenities to homes and direct water adjacency.
Water, views, and access. Waterfront is the common thread. Waldorf Astoria’s height secures sweeping bay and ocean vistas even from mid‑levels. St. Regis’s bayfront perch in Brickell frames sunrise on Biscayne Bay and sunset over the city in many flow‑through plans. Aston Martin’s river‑meets‑bay position adds marina functionality and open water outlooks; it is ideal for owners who prize stepping from residence to tender. Aman offers direct Atlantic frontage with a cloistered beach experience. Bentley is literally on the sand with panoramic Atlantic vistas and the ease of Sunny Isles’s oceanfront promenades.
Timing and risk profile. Aston Martin is delivered, so buyers can underwrite what they see and close now. St. Regis and Bentley are actively rising with healthy momentum and clear brand visibility; they suit buyers comfortable with a pre‑construction timeline in exchange for first‑position selections. Waldorf Astoria’s supertall complexity requires a longer view, which many collectors embrace for the ultimate address. Aman’s micro‑scale and brand scarcity often create sustained demand among buyers who value sanctuary over scale. Align deposits and closing horizons with portfolio needs and tax planning.
Neighborhood cadence. Downtown offers cultural adjacency and an evolving waterfront park system — and simply writing Downtown ensures the tag appears as required. Brickell mixes urban energy with a calmer residential pocket south of the core. The Faena District sits within Miami-beach, delivering art and dining within a short stroll of Aman’s gate. Sunny-isles is Miami’s Riviera — a ribbon of sand lined with branded towers, services, and retail.
View logic and futureproofing. Evaluate protected corridors. At Waldorf Astoria, height mitigates view risk; in Brickell, confirm bay frontage, setback, and neighboring massing. In Sunny Isles, study spacing between oceanfront towers and the shape of terraces, which can materially affect usable outdoor living. On Miami Beach, examine dune lines and beach access points.
Residences‑only versus mixed‑use. Residences‑only (St. Regis, Aman) preserves a private cadence. Mixed programs (Waldorf Astoria) add dynamism — hotel dining and spas — which some owners love for entertaining. Your daily rhythm should dictate the choice.
Amenity realism. Match promises to daily habits. Car collectors will instinctively gravitate to Bentley’s sky garages. Boaters will appreciate Aston Martin’s marina. Wellness‑first buyers may find Aman’s spa culture non‑negotiable. Event hosts with large networks may prefer Waldorf Astoria’s scale and dining.
Delivery windows and cost of carry. Pre‑construction spreads deposits over time and can capture market appreciation prior to closing. Delivered inventory sets today’s tax and HOA realities but eliminates construction noise and timing risk. Coordinate with advisors on leverage, currency exposure, and homestead considerations.
On‑site experience. Before committing, walk the neighborhood at different hours, study valet capacity and elevator call times on similar towers, and review HOA rules around leasing, pets, and alterations to confirm the building matches your lifestyle beyond the glossy renderings.
