For a small circle of owners in Sunny Isles Beach and Miami Beach, driving straight into a private elevator and arriving in a garage beside the living room is no longer fantasy but part of daily life. A handful of visionary towers, led by Porsche Design Tower and the forthcoming Bentley Residences, integrate in unit sky garages that elevate both convenience and security for prized collections. These buildings sit at the intersection of architecture and automotive engineering, creating rare South Florida residences where the car is as central to the home as the view.
Picture leaving the valet queue behind for good. You drive your Lamborghini straight into a private elevator bay, stay buckled in, and glide silently up the spine of an oceanfront tower. Seconds later the doors open on your own level and you roll into a climate controlled garage beside the living room. For a select group of owners in Sunny Isles Beach and Miami Beach this is not movie magic; it is the daily ritual of life in a sky garage residence, where the car is treated with the same reverence as the art on the walls and the view over the Atlantic.
South Florida luxury real estate has long been defined by private elevators, rooftop pools, and attentive concierge teams, yet for serious car collectors one frustration remained: prized machines sat in anonymous common garages or remote storage. The arrival of in unit sky garages solved that problem in spectacular fashion. These engineering led residences bring the owner and their car directly to the apartment level via dedicated car elevators and enclosed garages that read like personal showrooms. In Sunny Isles Beach, Porsche Design Tower pioneered the concept and Bentley Residences is now expanding it, while in Miami Beach buildings such as Apogee and other trophy towers have refined the idea of ultra private, enclosed parking even without full in unit garages.
Completed in the second half of the last decade on a prime stretch of Collins Avenue, Porsche Design Tower quickly became a global reference point for sky garage living. Developed by Gil Dezer in collaboration with the Porsche Design Group, the cylindrical glass tower rises directly above the beach in Sunny Isles Beach and is organized around a central core of robotic car elevators known as the Dezervator. Residents drive into a private loading bay at grade, the system secures the vehicle, and the entire car and driver travel together up the shaft to a private garage beside the residence. There is no valet, no shared ramp, only a seamless sequence from street to front door.
Each of the 132 residences includes its own enclosed garage, typically sized for two to four cars and in many floor plans separated from the great room by a glass partition. The result is a private car gallery in the sky, with Ferraris, Bentleys, classic Porsches or rare race cars displayed against a backdrop of ocean and skyline. In the upper penthouse the concept reaches its zenith with capacity for as many as eleven cars and room for a lounge, bar, or simulator set among the collection. For buyers exploring this address, Porsche Design Tower residences remain one of the purest expressions of the idea anywhere in the world.
Beyond the garages, the building layers on the amenities expected at this level: vast wraparound terraces with plunge pools and summer kitchens, a private restaurant reserved for residents, spa and fitness spaces, a cinema, and discreet security. What sets Porsche Design Tower apart is that the service culture extends to the cars themselves. A dedicated car concierge team can arrange detailing, battery maintenance, tire checks, or seasonal rotation so that collections are kept in peak condition even when owners are traveling. Combined with the ability to arrive and depart without passing through a public lobby, it creates a rare mix of theatre and privacy that continues to appeal to athletes, entrepreneurs, and international families who prefer to stay under the radar.
Just up the shoreline, Bentley Residences is poised to carry the concept into its next chapter. Also developed by Dezer and designed by Sieger Suarez with Bentley Motors as branding partner, the 63 storey tower is rising as one of the tallest residential buildings on any beachfront in the United States. Its diamond patterned glass facade, inspired by the stitching and grille work found on Bentley automobiles, is carefully angled so that individual panels catch the light like facets of a cut stone. Inside, the design team is extending the language of the brand into custom furnishings, metallic detailing, and rich natural materials that echo the cabins of the marque's grand tourers.
At the core of Bentley Residences are four next generation versions of the Dezervator system that move cars at high speed from street level to private multi car garages within each residence. Larger homes are expected to accommodate up to four vehicles directly beside the living space, with generous ceiling heights and floor areas that allow true gallery style display. The technology has evolved, using advanced clamp mechanisms and automated guidance so that the experience feels effortless; owners simply arrive, the system reads the vehicle tag, and the lift delivers them to the correct floor without a button press. Many buyers are also planning to install electric charging points in their in unit garages so that daily driving and charging occur within the privacy of the home.
Every residence at Bentley Residences is designed as an indoor outdoor retreat, with oversized terraces, private plunge pools, and summer kitchens that function as true extensions of the living room. Interiors will be furnished in collaboration with Bentley Home, so surfaces, joinery, and lighting carry subtle automotive cues without feeling thematic. Shared amenities read like a private members club, with plans for a spa, fitness pavilion, fine dining restaurant, whisky bar and cigar lounge, cinema, game rooms, and landscaped gardens surrounding an oceanfront pool deck. With completion anticipated around the middle of the decade, the tower is already widely discussed among collectors who want the practicality of a beach apartment combined with the excitement of a private automotive gallery upstairs.
Privacy engineering runs through every part of the building. Multiple car elevators are intended to keep waiting times minimal even at peak hours, and the garage to apartment sequence allows owners to step out of the driver seat directly into their foyer. Guest parking and valet operations remain at ground level so that residents can reserve the Dezervator lifts for themselves, while visitors still enjoy attentive service. The anticipated technology package includes continuous connectivity so that navigation, calls, and smart home controls remain live during the ride. For owners accustomed to chauffeured cars or gated estates, the effect is familiar yet more vertical; the garage feels like an extension of the penthouse rather than a separate utility space.
For serious enthusiasts these buildings are far more than novelties. Storing rare cars in a climatized, access controlled room attached to the living space solves many of the practical worries that come with a high value collection in the city. There is no exposure to salt air at street level, no risk of door dings in shared garages, and no uncertainty about who has access to the keys. Owners can step into the garage late at night to admire a new acquisition, work quietly on a project, or host friends amid the cars, all without leaving the apartment. The arrangement delivers the comfort of a suburban estate garage while keeping the owner thirty, forty, or fifty floors above the sand.
Many sky garage owners go a step further and design the space as a social zone in its own right, adding club style seating, bar counters, and race simulators between the vehicles. Nearby Estates at Acqualina in Sunny Isles Beach, for example, offers a professional grade Formula One simulator among its amenities, underscoring how central car culture is to the lifestyle of this shoreline. Residences by Armani/Casa and other branded towers echo the theme with elegant valet forecourts and generous enclosed parking, while Apogee in Miami Beach was an early pioneer in giving each residence its own air conditioned garage bay within the podium. Yet only the true in unit sky garages at Porsche Design Tower and Bentley Residences remove the last layer of separation between car and home.
For buyers who divide time between several homes, the formula is especially powerful. A collector can fly into Miami, drive from the airport directly to the tower, and be in their living room within minutes without handing over keys or luggage to anyone. In a market where privacy is often as valuable as square footage, this degree of discretion is compelling. It also strengthens the investment story, as the combination of waterfront position, branded service, and true sky garage engineering is still limited to a handful of addresses. As demand for South Florida luxury real estate continues to rise among global buyers, that scarcity is likely to keep these residences firmly in trophy territory.
To date, Sunny Isles Beach remains the clear epicenter of sky garage innovation, with Porsche Design Tower already completed and Bentley Residences on the horizon. Miami Beach, with its stricter planning rules and emphasis on preservation, has so far focused on more traditional models of secure parking, such as the private garages at Apogee and a handful of boutique projects. Developers across South Florida and beyond are watching closely, however, as the performance of these towers demonstrates the appetite for concepts that blend engineering theatre with everyday convenience.
For owners, the appeal ultimately comes down to how a home feels day after day. The ritual of stepping from front door directly into a favorite car, descending through the building core, and emerging onto Collins Avenue or a quiet side street never quite loses its impact. It is daily life tuned to a higher pitch. For those building a portfolio that reflects personal passions as well as financial strategy, a sky garage residence can be the piece that ties a car collection and a coastal lifestyle together. Advisors at MILLION Luxury increasingly see these addresses treated as anchor properties within wider global holdings, precisely because they express something unique about their owners.
