At Eighty Seven Park, pet ownership should be evaluated through current association documents, operating procedures, residence-specific safety considerations, and separate public-space rules. Seasonal owners and families benefit from confirming every requirement in writing before purchase or arrival.
Pet ownership at Eighty Seven Park Surfside should be assessed through current association documents and written guidance from management. The supplied information does not verify exact limits on the number, weight, or breed of pets. It also does not confirm deposits, registration fees, designated elevators, restricted common areas, or tenant-specific provisions.
Seasonal owners and family buyers should therefore treat every material requirement as an open due-diligence item. A general description of a residence as pet-friendly is not a substitute for current written rules.
Request the current declaration, bylaws, rules, application materials, and recent association notices. Ask whether pets require advance approval, registration, vaccination records, photographs, identification, or periodic renewal.
Confirm any numerical, weight, or breed limits, along with fees, deposits, insurance requirements, enforcement procedures, and consequences for violations. Buyers should also determine whether the requirements differ for owners, tenants, guests, household staff, and pet caregivers.
Service and assistance animals require separate review under applicable law and the association’s accommodation process. Qualified counsel can help a buyer understand how those procedures relate to the building’s ordinary household-pet provisions.
Second-home use creates practical questions before each arrival. A seasonal owner should verify that any required approval is complete, records remain current, and the animal may enter through the intended route. Access for a dog walker, house manager, family member, or overnight caregiver should also be arranged in advance.
Request written instructions covering lobby entry, elevators, loading areas, and after-hours access. If the residence will remain vacant between visits, identify who may respond to an incident, update veterinary records, or communicate with management.
Family buyers should review leash and control rules for hallways, elevators, landscaped areas, pool decks, and other shared spaces. Ask where pets may pause, which circulation routes are required, and whether any amenity zones are prohibited.
Families should also consider whether a child can safely manage the animal during elevator encounters and whether adult supervision is appropriate in busier common areas. These practical questions can be as important as the written approval itself.
A private terrace warrants a pet-specific review. Buyers should determine whether animals may use terraces unattended and whether the association regulates screens, barriers, gates, or other safety modifications. Any proposed installation should be reviewed and approved before purchase or fabrication.
Floor-to-ceiling glass can also affect visibility, scratching, cleaning, heat exposure, furniture placement, and an animal’s reaction to outdoor activity. Supervision and residence-specific fall prevention should be considered when comparing floor plans and elevations.
Condominium permission does not automatically apply to public parks or beach areas. Municipal access, leash, sanitation, and timing requirements should be checked separately and reviewed periodically.
A buyer may be comfortable with the association’s rules but find that a preferred public route, park zone, or beach area operates under different requirements. Written planning should account for both building procedures and public-space restrictions.
Pet due diligence should remain building-specific. Buyers considering Arte Surfside, Fendi Château Residences Surfside, or The Surf Club Four Seasons Surfside should request the same current document set from each property rather than assume nearby buildings follow similar standards.
Create a written comparison of permitted animals, approvals, common-area routes, terrace modifications, caregiver access, and enforcement. This framework is more useful than a simple pet-friendly label because it tests each residence against the household’s actual routines.
Before the contract contingency expires, obtain written answers to every material pet question. Have the relevant condominium documents reviewed by qualified counsel, and confirm that management’s operating guidance aligns with the governing language.
Record the animal’s approval status, required documents, costs, renewal dates, and access procedures. Test those requirements against morning walks, wet-weather entries, elevator trips with children, extended absences, visiting caregivers, and supervised outdoor time.
