For a Geneva buyer, acquiring a Palm Beach home can be an important step toward establishing Florida domicile. On its own, however, it does not prove that Swiss tax residence has ended. Swiss residence analysis generally looks beyond registration and ownership to the individual’s actual centre of vital interests, including family location, habitual living arrangements, personal relationships and economic connections.
That distinction defines domicile audit risk. A residence that functions as the buyer’s permanent home can support a coherent departure narrative. A beautifully maintained property used only for holidays may instead appear to be a second home, regardless of the buyer’s stated intentions.
Florida imposes no personal state income tax and has neither a general minimum-day requirement nor a standalone 183-day rule for establishing residence. The practical task is to establish a permanent home and document genuine intent. US federal tax residence and immigration status are separate matters, each requiring its own analysis.
Swiss residence may arise from an intended usual abode in Switzerland, commonly where the centre of vital interests is located. A buyer who retains habitual use of a Geneva home, leaves immediate family there or continues to anchor the strongest economic and personal relationships in Switzerland may face questions even after purchasing in Palm Beach. No single document creates the most defensible position. It emerges when actual conduct, day counts and formal declarations all point in the same direction.
Travel records therefore deserve the same discipline as closing records. Calendar entries, flight histories and evidence of where ordinary life occurred can help advisers reconcile the factual record before a tax authority does.
A Declaration of Domicile publicly records the owner’s representation that Florida is the permanent home. A Florida driver’s license, voter registration, vehicle registration and consistent use of the Florida address can reinforce that representation. No single measure is conclusive, but together they can make the file more credible.
A homestead exemption may provide another relevant marker. It generally requires the owner to occupy the property as a primary residence on January 1 and apply through the county property appraiser by March 1. Eligibility and timing should be reviewed before closing plans are finalized.

FATCA should not be characterized as an automatic exchange of Palm Beach deeds or every underlying real estate record.
