A buyer-focused guide to La Maré’s three collections, distinguishing residence counts, layouts, amenities and boating considerations before a private appointment.

The first distinction to understand about La Maré Bay Harbor Islands is structural: Regency, Signature and Bay are separate collections, not interchangeable names for the same building. Developed by Regency Development Group, all three are planned as eight-story waterfront buildings, with architecture by Kobi Karp and interiors by Debora Aguiar Arquitetos.
Their clearest difference is scale. Regency contains 33 residences; Signature and Bay contain nine each. That distinction should shape the appointment before finishes or views enter the conversation. Residence count is a useful starting point, but it does not establish elevator privacy, terrace exposure or amenity access for a particular home.
For buyers also considering Bal Harbour, the useful comparison is not simply neighborhood against neighborhood. It is the precise ownership experience: arrival, layout, outdoor space, boating rights and recurring obligations.
The three collections have distinct addresses along East Bay Harbor Drive: Regency at 9927, Signature at 9781 and Bay at 10301. Confirm which address and residence your appointment concerns, particularly when an initial presentation uses the broader La Maré name.
Start by requesting a collection-specific package with available residences, floor plans, the applicable amenity schedule and anticipated completion timing. A development-wide presentation can introduce the design language, but it should not replace documents tied to the building under consideration.
Frame the initial choice this way: Regency merits attention for its larger residence count and planned amenity program; Signature for its nine-home format and upper-floor configuration; Bay for its villa, penthouse and boating possibilities. These are starting points, not guarantees about any individual residence.
Regency’s planned amenities include a landscaped rooftop pool deck with an infinity pool, jacuzzi, lounge areas, rooftop bar and summer kitchen. The program also includes a fitness center, spa facilities, residential lounge and storage.
For a buyer who values places to exercise, entertain and spend time outside the residence, that program warrants close review. Ask which elements belong specifically to Regency, how they will operate and what costs appear in the proposed association budget. Do not assume the same facilities are available to owners in Signature or Bay.
Regency’s elevator program includes private and semi-private elevators with key-lock access. The decisive question is which arrangement serves the selected home. Trace the route from parking to elevator to front door, including any shared landing.
Parking figures include 69 spaces and two spaces per residence. Neither figure settles the terms of an individual purchase: confirm assigned spaces, their location and any additional-space costs in writing.
Signature pairs a nine-residence format with a glass-clad waterfront design and a soft, natural interior palette. Its residence program spans two to four bedrooms, with upper floors planned as one four-bedroom residence per floor.
That upper-floor arrangement is a meaningful distinction, but it should begin a privacy review rather than conclude it. Examine elevator arrival, service access, adjoining spaces and terrace sightlines. A full-floor layout and a private arrival are related considerations, not interchangeable promises.
Square footage requires particular care. The stated ranges differ: approximately 2,100 to more than 4,200 square feet, and approximately 2,627-5,395 square feet. Do not reconcile those numbers by assumption. Request the current plan for the exact residence, separating interior area from terraces and explaining the measurement basis.
If Onda Bay Harbor is also on your shortlist, apply the same plan-by-plan discipline. Comparisons become useful only when area definitions and privacy criteria are consistent.
Bay’s nine-residence program includes three- and four-bedroom homes, a penthouse and a villa. The villa’s planned features include a private pool and summer kitchen, giving buyers a distinct outdoor-living option to investigate.
The operative word is private. Confirm the boundaries of exclusive use, access arrangements, maintenance responsibilities and any provisions governing the pool. A compelling outdoor plan should come with equally clear ownership documents.
Bay’s boating plans have included four slips, with early estimated pricing of approximately $400,000-$600,000 per slip. Those figures are historical estimates, not current offers or confirmation that a slip remains available. For a boating buyer, availability and vessel compatibility should be established before the residence becomes the emotional favorite.
Signature’s planned amenities also include boat slips and waterside amenities. That does not establish that a slip accompanies every residence or that boating arrangements are shared across La Maré’s collections.
Request the ownership or usage structure, purchase terms, dimensions, vessel restrictions and recurring fees for any proposed slip. Ask how access is documented and whether rights transfer with the residence. A waterfront address and a usable berth are separate components of the purchase.
Apply the same precision to pools, lounges, fitness spaces and storage. Review the amenity schedule for the selected collection rather than treating the development’s combined marketing as a universal access package.
Outdoor space deserves more than a square-footage comparison. Study its relationship to neighboring residences, its degree of exposure and its connection to living and bedroom areas. Where privacy matters, request plans that show adjacent conditions rather than relying solely on a perspective rendering.
Pricing also needs a current frame. Earlier launch pricing in March 2024 began at approximately $1.4 million for Regency and $2.9 million for Signature. Those are historical reference points, not present asking prices, available inventory or equivalent-residence comparisons.
Before touring, assemble current pricing, association budgets, completion schedules, parking and storage allocations, and any separate boating costs. If La Baia North Bay Harbor Islands is another candidate, request the same categories of information to keep the comparison consistent.
The strongest La Maré appointment starts with a clear brief: collection, address, residence, layout and required ownership rights. Regency’s 33-home scale, Signature’s upper-floor plans and Bay’s villa and boating possibilities offer different reasons to investigate, not a hierarchy of quality.
Once those distinctions are clear, the tour can focus on what a headline cannot resolve: how the home receives you, how its rooms connect and whether its outdoor spaces suit your routines.

Begin a quiet conversationLa Maré comprises Regency, Signature and Bay, three separate waterfront collections by Regency Development Group. All three are planned as eight-story buildings.
Regency contains 33 residences. Signature and Bay each contain nine.
Regency is listed at 9927 East Bay Harbor Drive, Signature at 9781 and Bay at 10301, all in Bay Harbor Islands.
Kobi Karp is the architect, and Debora Aguiar Arquitetos is responsible for interior design.
Signature’s upper floors are planned as one four-bedroom residence per floor. Buyers should verify the selected home’s elevator arrival and terrace exposure separately.
Published size ranges vary, and the figures alone do not establish a consistent measurement basis. Request a residence-specific plan separating interior area from terraces.
Regency’s program includes rooftop pool and lounge facilities, a rooftop bar, summer kitchen, fitness center, spa facilities, residential lounge and storage. Confirm the applicable access rights and operating arrangements.
Bay’s villa has been described as including a private pool and summer kitchen. Verify exclusive-use boundaries and maintenance responsibilities before purchasing.
A slip should not be assumed to accompany a residence. Bay has been described with four slips, and Signature highlights boating amenities, but availability, rights and purchase terms require confirmation.
No—the approximately $1.4 million Regency and $2.9 million Signature starting figures cited in March 2024 are historical references, not current offers.
