An ownership-focused guide to La Maré’s three bayfront collections, with a close look at residence sizes, collection-specific amenities, marina questions, historical pricing and the documents buyers should review.

Boutique bayfront ownership is as much about the structure of daily life as the view. The number of neighbors, the relationship between indoor and outdoor rooms, and the terms governing waterfront access deserve the same attention as finishes. At La Maré Bay Harbor Islands, the first decision is which collection best fits that brief.
Developed by Regency Development Group, La Maré comprises three distinct condominium collections along East Bay Harbor Drive. They share a bayfront identity, but residence counts, layouts and amenities require separate consideration. Treating the collections as interchangeable risks overlooking the details that define ownership.
For a buyer seeking a primary residence or a carefully considered second home, the question is not simply whether La Maré appeals. It is which building, floor plan and documented rights support the intended lifestyle.
The Regency Collection at 9927 East Bay Harbor Drive is an eight-story waterfront building with 33 residences. Its advertised two- to four-bedroom range offers several starting points for buyers balancing household needs, guest accommodation and entertaining space.
The Signature Collection at 9781 East Bay Harbor Drive is also eight stories, but contains nine residences. That smaller count is a meaningful distinction. Buyers should nevertheless examine floor layouts, circulation and shared facilities rather than equating fewer homes with guaranteed privacy.
The Bay Collection at 10301 East Bay Harbor Drive is another nine-residence offering. It should be considered separately from Signature, particularly when reviewing rooftop amenities and contractual inclusions.
At launch in April 2023, Regency and Signature were described together as a two-building, 42-residence development. That historical description should not be confused with the subsequently presented three-collection offering. Every proposal should identify the precise collection and address.
In January 2025, Regency residences were described as ranging from approximately 1,567 to 4,500 square feet. Signature’s launch layouts included approximately 2,200-square-foot three-bedroom homes and 4,300-square-foot four-bedroom homes. These figures establish a broad sense of scale; they do not replace the dimensions and area definitions of a particular residence.
Request plans that distinguish interior area from terrace space. A generous total can obscure how much enclosed accommodation serves everyday living. Examine furniture placement, bedroom separation, storage and the connection between the principal living room and outdoor space.
Biscayne Bay positioning, water views, floor-to-ceiling glazing and private outdoor areas are part of La Maré’s described offering. Their practical value is residence-specific: assess orientation, outlook, exposure and the usability of exterior rooms on the selected plan.
Ask how outdoor space is accessed and furnished, and what restrictions govern its use. Evaluate a terrace as a working part of the home, not merely an attractive addition to its advertised area.
The Bay Collection’s described rooftop program includes a water-facing deck, an infinity pool and an outdoor summer kitchen. Those features belong to that collection’s description and should not automatically be attributed to Regency or Signature.
La Maré’s described amenities also include fitness and spa facilities, with steam and sauna areas. Obtain the amenity schedule for the specific building, including access arrangements and operating restrictions.
Private pools require closer scrutiny. At launch in April 2023, pools were described for select first-floor residences, along with private rooftop pools for the two Regency penthouses. Neither feature should be assumed to accompany a standard residence or a penthouse in another collection. Confirm the inclusion, maintenance responsibility and associated costs in writing.
Buyers also considering Onda Bay Harbor can apply the same discipline: distinguish an amenity’s visual appeal from the rights, obligations and everyday access attached to the purchase.
Regency’s described program includes a 13-slip marina. Signature has been described as having four slips accommodating yachts up to 45 feet. These are collection-specific details, not a shared entitlement for every La Maré buyer.
The available information does not establish whether slips are deeded, assigned or leased, or whether separate charges apply. A residence purchase should therefore never be treated as automatic confirmation of a berth.
Before committing, request written confirmation of availability, vessel eligibility, transferability, use restrictions and the full cost structure. Clarify whether a slip right can pass to a subsequent buyer and who bears maintenance obligations. For an owner whose routine depends on boating, these questions belong at the beginning of the purchase process.
April 2023 launch prices ranged from approximately $1.4 million to $5.8 million for Regency and $2.9 million to $6.3 million for Signature. These are historical reference points, not verified current asking prices or evidence of present availability.
Regency secured $55.7 million in construction financing, announced in January 2025. The schedule disclosed then identified a December 2024 construction start and a targeted second-quarter 2026 completion. That target is historical, not confirmation of delivery or current construction status.
Obtain a current written schedule and residence-specific purchase terms. Compare deposit requirements, closing obligations and contractual timing provisions rather than letting an earlier price range or target date anchor the decision.
Boutique scale does not lessen the need to scrutinize recurring costs. Request the current association budget, reserve information, insurance costs, assessments and closing-cost estimates. Where relevant, include marina charges and private-pool expenses in the total cost of ownership.
Waterfront diligence should address flood and windstorm exposure, resilience measures, seawall responsibilities and maintenance obligations. Ask which responsibilities sit with the association and which remain with individual owners. The allocation matters as much as the physical feature.
Signature residences have been described as receiving two garage parking spaces and a private storage room. Confirm those rights in the applicable documents, including allocation and permitted use. Do not extend that description to the other collections.
When comparing La Maré with Bay Harbor Towers, keep the framework consistent: residence utility, documented amenities, waterfront obligations and total ownership costs. A disciplined comparison keeps architecture and setting central without allowing presentation to replace diligence.
La Maré’s appeal rests on a precise match between collection, residence and lifestyle. The strongest purchase is one in which the view, the plan and the ownership documents support the same expectations.
